About CalcNow.Mortgage

A free Canadian mortgage education resource — built for homebuyers who want to understand the numbers before they sign anything.

What This Site Is

CalcNow.Mortgage is a free online resource providing a Canadian mortgage payment calculator and plain-language educational guides about the Canadian mortgage process. Our calculator uses correct Canadian mortgage math — specifically, semi-annual compounding as required by the Canadian Interest Act — and our guides are written to reflect Canadian rules, programs, and terminology.

We cover topics specific to Canadian homebuyers including CMHC mortgage default insurance, the Bank of Canada rate environment, the mortgage stress test, and provincial differences. Our Alberta closing costs guide, FHSA information, and RRSP Home Buyers' Plan explanations are written with Canadian buyers in mind — not adapted from US content.

What This Site Is Not

CalcNow.Mortgage is an educational resource, not a financial services company. We are not a mortgage broker, lender, or financial advisor. We do not provide mortgage pre-approvals, rate quotes, or personalized financial advice. The calculator results are estimates for educational purposes only.

For actual mortgage advice, rates, and pre-approval, we recommend working with a licensed Canadian mortgage broker or your financial institution.

Who We Are

CalcNow.Mortgage is operated from Calgary, Alberta, Canada. We are a small independent publisher focused on making mortgage information more accessible and less intimidating for Canadian homebuyers. We are not affiliated with any lender, mortgage broker, real estate company, or government agency.

How We're Funded

This site is supported by display advertising. We do not accept paid editorial placements or sponsored content. Lenders do not pay to appear in our guides or influence our content. Our calculator results are based purely on your inputs and standard Canadian mortgage formulas — not on any commercial relationship.

Accuracy and Updates

We make every effort to keep our guides current with changes to Canadian mortgage rules, CMHC premium rates, and federal programs. When rules change — such as the December 2024 increase to the insured mortgage cap or the 2024 RRSP Home Buyers' Plan limit increase — we update our content. All pages show their last updated date.

Despite our efforts, mortgage rules and rates change frequently. Always verify important information with your lender, mortgage broker, or official government sources (CMHC, OSFI, CRA) before making decisions.
